6 Charged in Indy Mortgage Fraud Scam April 10, 2008

Six men were charged with theft and fraud yesterday by Indianapolis police and the Indianapolis Housing Authority for their involvement in scams that left the area marred by abandoned houses.The men apparently took out almost $48 million in mortgages, using names attached to fake companies they created. They didn’t pay the mortgages on the homes they bought, and the houses were subsequently abandoned and foreclosed.

The men registered some of their properties as available for low-income residents, so they could collect subsidies from the U.S. Department of Housing and Urban Development.

“All of them have been involved in different schemes that have left our neighborhoods and our city dotted with vacant and troubled homes,” says Rufus Myers of the Indianapolis Housing Authority.

Well, even though the Hilbert Mansion has an offer on it, there are still plenty of mansions to choose from if you are in the market for one. In searching MIBOR’s BLC system (The Metropolitan Indianapolis Board of Realtor’s Broker Listing Cooperative) I found 244 residential listings that are priced over $1 million. To me, anything over a million qualifies as a mansion, even many below that mark astound me!

Here are some highlights, call me for more info!

The highest priced listing currently available: 5639 West Rohr Road, in Montezuma, IN is priced at $27,500,000. This horse farm features 25.5 acres, including an insulated barn with stalls, a 4-acre fenced pasture, a 3 bedroom, 2,270 Sq. Foot Cape Cod home is on the property, it has a great deck, a basement and a jacuzzi tub in the master bath. 14301 113th Street, Fortville, IN, is truly a MANSION in every sense of the word, with 6 bedrooms and over 20,600 Sq. Ft., this home is nothing but luxurious. We all know that Indianapolis is consistently ranked at the top of the most affordable cities list, but there is more good news for our suburbs as well! BusinessWeek.com, along with Sperling’s BestPlaces has come up with a list of the best suburbs, based on affordability, crime, unemployment rates, schools, commutes, shopping and entertainment choices too! Fishers, Indiana has ranked in at number 15, with a median home price of $183,450, Median household income at $83,596, unemployment rate of 2.8%, 27.4 minute commute time, and a violent crime index of 1. See the full list here.

Still upset about property taxes? Who isn’t??

Well, head down to the Indiana House of Representatives on January 23rd from 8:00-9:00 PM and tell Indiana’s lawmakers exactly how the tax crisis has effected you, how you feel about it, and what you would like them to do about it. This annual town hall meeting is open to all residents of Indiana, but you need to register by January 22.

Indianapolis Most Affordable, 9th time running November 29, 2007

For the ninth time in a row, Indianapolis has been ranked as the most affordable housing market by the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI), released this week. Over 87% of homes sold in the Indianapolis area were considered affordable to families earning the area’s median income.

In addition to our very affordable big city, Indiana is also home to the most affordable smaller metro area. Kokomo, Indiana tops the list with over 90% of the homes being sold within reach for the families who earn the area’s median income.

According to Forbes Magazine, we have just the right mix of arts, leisure, and entertainment opportunities as well as a low cost of living, making Indianapolis a great place to live. Census figures were used to measure quality of schools and healthcare and guage crime and poverty rates.

Good News- Indianapolis is poised for a rebound September 25, 2007

This Realtor Magazine article outlines the top ten cities that appear ready for a rebound from the slow market we have been experiencing. Indianapolis is second on the list, after Dallas/Ft.Worth. This is all based on projected median sales prices, I hope their projections become our reality!

** Update 10/1** I found this CNNMoney.com article that says basically the same thing. I bet the Realtor Magazing info was taken from this, but it explains in greater detail why Indianapolis should be able to bounce back quickly from the current market lows.
