Sellers- Check your Photos! February 3, 2010

So, they say that a picture is worth a thousand words, so what are your listing photos saying about your house? It is so important to double check the photos your agent is using to advertise your home. Now, I’m not talking about homes with weird wallpaper, tons of clutter, or crazy themes. I’m talking about plain old BAD photography, and agents who are too _______ (lazy? tired? uncaring? unmotivated?) to make sure the photo looks as flattering to the house as possible.  

I spoke with a woman who told me that she was thinking of putting her house on the market very soon, I was hoping she would call me to list it. Of course, one of the first things I do is research the house. I look at the tax records, the listing history, and the neighborhood comparables. When I looked at the listing history of the home, I saw that the house was listed recently, and had just expired.  

When I looked at the previous listing’s photos, I was shocked by how bad they were! The photos of the house were dark, making it very hard to see the details of the home. They were all labeled as “Exterior Front” and had no description written for them. Did you know you can add a description to each photo in the MLS? The photos just didn’t do the gorgeous house justice at all.

How about agents who list the home in the winter and then never take new pictures, even though it is now summer, and the picture still has snow in the front yard? Seriously, how much effort does it take to go get fresh pictures? I try to get new photos at least every 2 months, more often if needed. What’s even worse? No photo at all, or only 1 of the front and none of the inside. What does that tell a potential buyer?

I’m sure you’ve seen pictures of houses where the sun was behind the house, cause the front of the house to be completely in shadows, to where you can’t even see it? Surely that agent could have come back at another time of day or even on a different day to improve that picture?

I have seen some horrible photos of homes, and wondered how people put up with that? Perhaps they trust their agent so much that they don’t even check? If you see that your photos are dark, unfocused, or just plain bad (who really wants to see a picture of your toilet!?) then call your agent and have them take new pictures. I do not think a professional photographer needs to be brought in, but I do think agents need to take the time to do things right! I’m not saying I’m perfect, by no means, but when I see a photo like this, I just have to wonder what they were thinking??

PS: That woman did not have me over for a listing appointment, so I didn’t have a chance to show her the previous agent’s photos. She re-listed the property with that agent, who used those same photos over again. No comment about that.

According to a report from BusinessWeek, Avon is Indiana’s fastest growing city.

  • Number of households: 11,521
    Pct. Chg: +8% since 2008 (+73% since 2000)
    Average household income: $97,355 (+35% since 2000)
  • Avon has been growing rapidly since the 1990’s. I have seen enormous growth just since I moved here in 2005. A quick 10 mile commute to downtown Indy is one reason that Avon is so popular, and easy access to the airport makes it an ideal location for many. Award winning schools are another reason that so many families have chosen to make Avon their home.

2010 Indianapolis Home Show January 28, 2010

The 2010 Indy Home Show starts tomorrow, (January 29) and runs through Feb. 7 at the Indiana State Fair Grounds.

Real Estate Spring is Here! January 17, 2010

Spring is traditionally the busiest time for Realtors, and we typically say that Spring begins in January. The reason is because for the buyers to see your house in the Spring, when they are ready to move, your house needs to be on the market NOW.

This year, the Spring rush will come even earlier because of the $8,000 tax credit. With the credit ending on April 30th, Realtors are expecting that buyers will be motivated to get those purchase agreements written quickly.

Not only are buyers excited to get an $8,000 tax credit, but sellers can now get in on the fun. If you have owned your home for 5 years or more, and buy a new house, you may be able to claim a $6,500 credit!

Call me today, because there is no time to waste if you want to take advantage of these tax credits!

 

Get a C.L.U.E. January 16, 2010

Buyers are becoming more and more savvy, and more cautious about being sure they are buying the right house. One tool to help them decide is a C.L.U.E.® Home Seller’s Disclosure Report. This Comprehensive Loss Underwriting Exchange report can help you spot trouble areas before committing to purchasing the property.

Realtors can not order C.L.U.E. reports, but we can ask for them from the seller. Smart sellers will order them ahead of time and present them with the other disclosures. This will help provide further peace of mind to buyers who are thinking about making an offer.

So what is a C.L.U.E. report? It is a report of any major property damage that has been done to a home. It provides a 5 year insurance loss history for any address, and is often used by insurance agents to research past claims. If there are no claims for the past 5 years, buyers can feel safe that they won’t have problems getting Homeowner’s Insurance or have to pay higher rates. If there has been a claim, buyers can then ask for receipts to prove that the damage was properly repaired.

The C.L.U.E. property report costs $19.95, and I will be encouraging my buyers to ask for one when making an offer on any home.

Listing AND sales leader of the year January 14, 2010

HI Everyone,

I am not very good at tooting my own horn, but you know what they say: If I don’t, who will? So, I just wanted to let you all know what has been going on in my career for once.

  • I was just named the Avon East Office’s 2009 Sales Leader of the Year.
  • I am also the 2009 Listing Leader of the Year for the office.
  • I moved into my own private office in the building, don’t worry, I’m still right here in Avon, behind Best Buy!
  • I have been asked to sit on a panel discussion of social media at Real Estate BarCamp- Indiana later this month.
  • I have been asked to go to other Carpenter offices to tell their newer agents how I have done it.
  • I served on Carpenter’s Technology Task Force, a group charged with helping develop Carpenter’s newest website design (to be released soon) as well as company policy on Social Media, Contact Management solutions for Carpenter agents, and office solutions to make it even easier for Carpenter agents to serve their clients.

I met my goal of selling $2.5 million for 2009, and my goal for 2010 is to hit the $4 million mark, so if you know anyone who would like to buy or sell a house, have them call one of the top Realtors in the area– me!

 

Avon Elementary Schools choose redistricting plan January 6, 2010

The Avon Elementary School Redistricting Comittee and the Avon School Board of Trustees has selected the 2010-2011 Elementary School Boundaries. Watch the Avon Schools site for information about an option for current 3rd graders to remain in their current buildings with the provision that parents provide transportation.   Request forms will be available soon and will be due in early February.  

My neighborhood will be attending Sycamore next year, but I do have a 3rd grader in the Multi-Age Program. In this program, the children stay in the same classroom for two years, and 3rd and 4th graders work together in the same class. It might be especially beneficial for him to stay at his current school, but that may cause transportation issues because my other son will be in 1st grade at Sycamore. Anyone have any advice for me?

New Guidelines for Short Sales December 4, 2009

The US Treasury Dept. has recently released new guidlelines intended to make short sales go more smoothly. Short Sales are widely becoming known as very difficult and frustrating transactions. I hope that these new guidelines help!

The new rules help dictate who can qualify for a Short Sale. It must be your primary residence, you must be delinquent on your mortgage or close to defaulting, the loan has to have been made before January 1, 2009 and for less than $729,750, and your mortgage payment must be more than 31% of your pre-tax income.

If you do qualify, the government is willing to reward you for going through the process instead of just walking away from your home– to the tune of $1500. Mortgage servicing companies will get $1000 for completing a short sale, and second lien holders will receive up to $3000 for releasing the liens.

Top 10 Reasons to list NOW during the Holiday Season November 15, 2009

Many people think that November and December are bad times to list their house, but I have a few reasons why NOW might be the right time for you.

  2. If buyers are out looking at houses in the snow, they’re probably more serious!
  3. Holiday Decorations make your house look even prettier than normal
  4. People really will understand if you need to turn down a showing because of a family event
  5. Buyers are on vacation and kids are out of school, so they have more time to look at homes
  6. Many businesses transfer their employees during January, and you need to be on the market to capture those buyers.
  7. You may have fewer showings, therefore less inconvenience to you, BUT keep in mind, those coming to see the house are more likely serious about buying
  8. Interest rates are at an all-time low
  9. Your house is already clean because of family gatherings
  10. Consumer confidence is on the rise
