Hendricks Regional Health YMCA January 25, 2012

I’m excited to have finally taken the leap and joined the Y. I want to let you all know that we love it and I highly recommend it. My kids hang out in the Child Watch area while I get my workout done. Then, after I’m finished I like to let them each take a turn rock climbing. Once it warms up a bit I’m sure we will be in the pool, the boys can’t wait to try the slide!

My favorite thing so far has been my fitness orientation. The fitness coach helped me make sure that I knew how to use all the machines, and saved all my settings in the FitLinx system so that I don’t have to remember how weight to use or how many reps to do. The little computer even measures my range of motion to be sure I’m doing the exercises right. I’m proud to say that after only 2 attempts, I can do ALL of the exercises assigned to me, and do all my reps :)

There is a Subway inside, as well as the pool, sauna, rock climbing wall, basketball courts, fitness center, classrooms, and locker rooms. My next goal is to attempt some Zumba classes! Who’s in?

Lowest priced homes in Indianapolis December 21, 2011

With the market still suffering, I was curious about how low prices have gone in Indianapolis. So, I searched for low priced homes and found some interesting things.

There are currently 4 homes listed in Indy for $5000 or less. This isn’t including auctions, which are normally listed for $1 with the knowledge that the price will go up.

  • 3601 E MICHIGAN ST is priced at $4,700
  • 9103 BRENTWOOD CT is listed at $5,000
  • 1026 N MEDFORD AV for only $5,000
  • 4015 E 30TH ST is also just $5,000

When I looked for properties priced UP TO $10,000, there were 66 properties available!

 

 

Great news!! Lowest Inventory in Six Years December 5, 2011

Lowest Inventory in Six Years. According to this post from the National Association of Realtors, we are now seeing the lowest inventory levels we’ve seen since 2005! This is great news for the real estate market! And it isn’t just a nationwide thing, we have seen the same thing happening in our local Indianapolis real estate market.

Why do you care about that? Fewer homes on the market means fewer homes for buyers to choose from. This could help create a sense of urgency and get some buyers off the fence. It could also possibly create a shift in demand (remember supply vs demand?). Hopefully we will see this trend continue!

I am a big Twitter fan, and the other day I saw a friend of mine mention that he was interviewing Realtors. I was a little taken aback that I hadn’t heard from him to help him find a home, so I spoke up, and he said:  @RealtorMichelle Ayep… looking for a place on the northside, though (otherwise I would have contacted you for sure :)

Woah, woah, woah… back the bus up right there!!! I guess I need to do a better job of making sure that EVERYONE knows that even though I live in Avon, I can still work the entire Metropolitan Indianapolis area. The main difference when I’m working outside of Hendricks County is that I use my GPS a lot more. Actually, this map is a pretty good representation of where I work!

Just for fun, let’s take a look at my stats, here’s where I work:

Pop quiz, hot shot. You are on a real estate website, and you see a house you have a question about. You want to know if the bathroom that there is no photo of is painted blue. What do you do? WHAT. DO. YOU. DO!!???

Many real estate websites have a way to contact an agent to ask a question, but did you know that 70% (!!) of those questions go completely unanswered!? Many others take a few days to get an answer. Not so with Carpenter.com!

At Carpenter, we actually have a staffed office that takes your internet question, finds the listing agent (if it is a Carp agent) calls them and gets them to answer it! Then, the listing agent can call you back and say, yes, that bathroom is blue, I have a photo on my computer but didn’t post it because… then they can ask if you want to tour the house. Sometimes you do, sometimes you don’t, no big whoop.

Our Client Service Center is open from 8a-8p on weekdays and 8 hours on weekend days. Now that is the type of dedication that gets houses SOLD.

But what if the agent can’t be reached? Oh guess what? We have a cure for that too. We have an Internet Lead Team that can take care of you. If the listing agent can’t be reached or is from another company, your question will go to a member of our Internet Lead Management Team. This is a team of agents who have been trained to follow up with your questions. You know what else? We (Oh, I’m on the team) are required to answer your inquiry WITHIN TWO HOURS or else.

Buyers love this. One time I got a lead and called right away and the lady kinda freaked out. She laughed and said, “Oh wow, I just filled that out about half an hour ago, that’s amazing that you’re actually calling me!”

Why would sellers care about this? What if it is YOUR house that the person is asking a question about? Would you prefer that the question is answered quickly, while the prospect is still excited about the house or would you like us to ignore it? That’s what I thought.

Hilbert Mansion Buyer Found!! October 6, 2010

  • **UPDATE** 5pm, I am hearing word that Mr. Lucas’s winning bid was just $3 million!!!
  • **UPDATE** 1:11pm, WTHR Channel 13 is reporting that Forrest Lucas, the owner of Lucas Oil is the buyer! According to their news article, Lucas is planning to use the estate for community and corporate needs.

The Hilbert Mansion officially has a buyer! The estate was once priced at $21 million, and eventually dropped all the way down to $9.9 million before finally going to auction. My friend, Greg Cooper, one of the agents in charge of handling the marketing and sale of the Hilbert Mansion told me that they had many offers on the property, but none were able to make it to closing. One thing we know in real estate is that is isn’t finished until it is CLOSED!

A news conference is scheduled for 3pm today. Word is that the buyer will be announced and questions will be answered. I am assuming that if they are going public with this, it has actually closed– we will find out for sure when the press conference airs. Greg Cooper says that it has been over 5 years and 3 months that the Hilbert has been for sale.
