Great news!! Lowest Inventory in Six Years December 5, 2011

Lowest Inventory in Six Years. According to this post from the National Association of Realtors, we are now seeing the lowest inventory levels we’ve seen since 2005! This is great news for the real estate market! And it isn’t just a nationwide thing, we have seen the same thing happening in our local Indianapolis real estate market.

Why do you care about that? Fewer homes on the market means fewer homes for buyers to choose from. This could help create a sense of urgency and get some buyers off the fence. It could also possibly create a shift in demand (remember supply vs demand?). Hopefully we will see this trend continue!

Washington Township Park Expansion Offers a LOT to Those who Can Find it! September 7, 2010

Many local residents don’t even know where to find the new park expansion, but it is definitely worth seeking out. According to the Hendricks County Star:

The nearly $6 million park expansion includes 89 acres of woodlands and pastures for hiking and biking, a new 12,000-square-foot Washington Township Pavilion Center, large amphitheater, two shelters, a splash pad, playground and plenty of parking. A free grand opening celebration is scheduled for Oct. 9.

So how do you get there if nobody knows where it is? The new facilities are located about a mile beyond the current park. You will follow Broyles Road (That’s the road the runs along the back side of Washington Twp Park) through wooded areas, under and old bridge, over the river and through the woods… oh wait… sorry, follow it about a mile to the secluded recreation area. Sounds like it will be beautiful!

The pavillion will be able to handle large parties with up to 300 people, it includes a warming kitchen, fireplace, cathedral ceilings, and temporary walls if you prefer a more intimate setting.

Hendricks County Schools named to “Best Buy” list January 9, 2010

Each year, the Indiana Chamber of Commerce ranks Indiana high schools based on their value to the taxpayer. They look at ISTEP+ pass rates, ISTEP+ Pass+ pass rates, graduation rates, SAT participation and composite scores, and Advanced Placement pass rates to determine the highest achievement scholld with the LOWEST amount of tax dollars.

Out of 357 Indiana High Schools, 135 were designated as “Best Buys” for 2009. On that list were ALL 6 Hendricks County high schools! Further, Plainfield was given special honors as a “Head of the Class” school, one of the TOP 5 in the state!

Congratulations to:

  • Avon
  • Brownsburg
  • Cascade
  • Danville
  • Plainfield
  • Tri-West

In the Twilight Zone November 6, 2008

We Hendricks County Carpenter Agents are thinking outside of the box. We know that the market is challenging and we are not afraid to try new ideas and new strategies to get things moving again.

Watch for our new promotion, the Twilight Tuesday Open House. We are planning a big news blast, and are going to try our first Twilight Tuesday on 11/18 from 5-7pm. We are hoping that maybe as you are coming home from work you will stop and see a house or two, or once your family has eaten or when you’re out doing some running around. Maybe Sunday is a “Family Day” and that’s why fewer people are coming to Open Houses. We understand that it will take a few tries to get this to catch on, if it does at all, and we are prepared to be as patient as we are innovative.

I will be at 1316 Greenstone in Danville from 5-7pm on Tuesday, 11/18 for our first Twilight Open House.

If you would like an agent who is willing to try new things, or if you would like a list of our Twilight Open Houses, give me a call!

Hendricks County Property Tax Bills Coming Soon…. Finally! October 1, 2008

Update, 10/16  Hendricks County has put the new tax numbers on their web site, and it is GREAT NEWS! Most people will see a significant decrease in their tax amount. Many people have already paid the spring installation when we were sent a “catch-up” billing in the summer, and some of you can even expect a refund from your mortgage company!! I can look up your taxes for you (yes, your tax info is available to the general public) or you can visit the Hendricks County Tax look up site by clicking the link below.

Original Post Follows:

We Realtors® have always had a difficult time trying to explain Indiana’s property taxes and the fact that they are paid in arrears. In Hendricks County, as in many Indiana counties, we now have the special problem of trying to figure out how much our clients will have to pay or receive due to the confusion of our late tax bills. Usually property taxes are due in May and November, but we are still waiting on our May tax bills to come!

The wait for Hendricks County residents may soon be over. County Treasurer Nancy Marsh hopes to have everyone’s tax bills delivered by October 10th. They will be due November 10. Yes, these are the bills that were supposed to be sent out in May. “Voluntary” statements were sent out this summer to give people a chance to pay most of their bill, so that the payments would not be so close together. For most of us, our taxes are collected and put into an escrow account by our mortgage companies. However, people who do not have mortgages are going to be feeling the pinch, and need to be sure their tax bills get paid.

What about the November bill? Clearly it would cause a lot of trouble to have to pay it all at once for some, so rather than sending out the November bill on time, they will wait until January to send them out and they will be due around February 10th. Yes, we will be paying taxes for 2007 in the beginning of 2009. Then, we will see if the next bill is on track in May.

Marsh says that she thinks most people’s bills will be going down this year. Indiana now uses trending to assess our values, and with the market moving downward, we are lucky that we are being re-assessed, even though it is a pain. Many peoples’ home values have dropped, and so their assessed values need to go down as well.

If you would like to check your taxes, you can look up your home on the Hendricks County Property Tax lookup site. This will show you what your tax bill will be and what you have paid in the past. You can also check to be sure that you have your property tax exemptions filed. Most people should have their Homestead and Mortgage Exemptions filed, and some will have more for things like disabilities, veteran status, old age, and some energy-saving improvements.

Call Me or leave a comment below if you have any questions about your property Taxes!
